WHAT ORIA VISION STUDIO IS
ORIA Vision Studio produces interactive renovation analyses of Dubai property listings — combining design execution capability with rigorous market underwriting. Each study is a private, password-gated document prepared at the request of a specific broker, client, or investor.
NOT INVESTMENT ADVICE
Reports are analyst notes, not investment advice. Yield scores, scenario projections, and post-renovation valuations are estimates based on comparables verified at the date stamped on each report. Real estate transactions involve risks not addressed here: title issues, financing, tax obligations in your residence country, structural surprises, and market shifts.
Verify every figure independently with your conveyancer, valuer, and tax adviser before acting. ORIA does not promise specific financial outcomes.
CONFIDENTIALITY
Reports are confidential. Broker-view URLs and access passwords are intended only for the addressed broker. Client links are intended only for the named buyer. Investor links are intended only for the named investor. Forwarding a link to anyone else without ORIA’s consent breaches these terms.
FEES AND PAYOUTS
ORIA design fees are tiered (AED 35–65 per sqft). Project management is 12% of the renovation contract value. Broker referral payouts are 10–15% of total ORIA fees, paid 50/50 on contract signing and project completion. The signing portion is non-refundable per BIBLE Ch. 5.
SCORE DISCIPLINE
ORIA caps published yield scores at 9.5 and refuses listings that score below 7.0. The credibility of every future study depends on this discipline being honest. Scores are not negotiable; brokers who attempt to influence scoring outside the methodology will not be partnered with again.
LIABILITY
ORIA Design Studio’s liability for any claim related to Vision Studio reports is capped at the design + project management fees actually paid by the claimant on the relevant project. Broker referral payouts are excluded from this cap.
GOVERNING LAW
These terms are governed by the laws of the United Arab Emirates. Disputes that can’t be resolved by direct conversation are referred to Dubai courts.
